When you make a booking at Hepburn Retreat/ Valley View, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies. Guests accept and are held fully responsible for their party which may result in injury or harm when staying or visiting the property and its surrounds.
PAYMENT POLICY
Payment in full is required to confirm your booking.
CANCELLATION POLICY
Please provide notice of cancellation or changes to your booking in writing (via email). For cancellations made more than 20 days prior to arrival, booking funds will be refunded less a 20% cancellation fee. For cancellations made less than 14 days in advance of arrival, no refund will be given, however, the reservation may be rescheduled to another equivalent period subject to availability and within 3 months. For cancellations made less than 24 hours of arrival the full fee will be charged, and the stay will not be rescheduled. Guests are advised to take out comprehensive travel insurance to cater for any unforeseen circumstances.
CHECK-IN/CHECK-OUT
Check in time is 3pm. Check out is 11am. An additional fee will be charged if you do not check out by 11am. Please contact management for early arrival requests.
PARKING/CAR ACCESS
Roads are accessible with most all vehicle types and is an all-weather unsealed road. All accommodation has its own parking. Please use the roads provided to access your accommodation. No vehicles are allowed to be off the roads provided.
CLEANING
Accommodation units must be left in a tidy and respectable condition. Excess cleaning fees up to $200 may apply eg. rubbish not being removed, dishes not washed and put away, barbeques not cleaned. We ask that rubbish and recycling from your stay be placed in the bins provided.
CAMPFIRES
Fire bans are set in our region from 1st October through to 31st March. Fires are strictly only permitted in the fire pits provided from the 1st April through to 30th September. Campfires must only be lit in the designated areas for the purposes of cooking and subject to suitable weather conditions, fire bans and any directions from management.
GUEST SAFETY
Please note there are un-fenced dams (strictly no swimming), livestock roaming and farm machinery working on the property. Please be aware of the native animals, it is the Australian bush, be aware and take care. With guest safety in mind and in extreme weather conditions, most notably bushfire, Hepburn Retreat/Valley View may cancel bookings. In this case you will be offered your choice of a full refund or rescheduled dates.
CHILDREN
Supervision of children around our property is required and is the full responsibility of parents/guardians. As we have un-fenced dams (strictly no swimming), livestock and working machinery on our property children should not be left unsupervised at any time.
WATER/SOLAR
We are totally off grid. Please be aware when using water and electricity and use them conscientiously.

DAMAGES
Please report any existing damages to our cabins/common areas upon your arrival and immediately report any damage which occurs during your stay. Damage to our property is the financial responsibility of the guest.
NOISE
We love the sounds of nature. Please be respectful of neighbours and guests by keeping noise to a minimum.
SMOKING
Hepburn Retreat/ Valley View is a non-smoking property.
INDEMNITY
Hepburn Retreat/Valley View does not accept any responsibility for guests and their visitors’ actions, conduct or safety whilst staying on the property. Neither do we take responsibility for any damage or loss of any client or guest property left at the venue prior to, during or after an accommodation stay. Hepburn Retreat/Valley View does not condone unsafe, irresponsible, or illegal actions/behaviour during any event, stay or visit and reserves the right to remove unruly quests from the property. A condition of entering and/or staying at this property means that all Guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss, or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time.
